THE STEPS WE TAKE
The services we can provide government clients are tailored to meeting
strict public requirements and accountability.
Step One: Requirements and Design
- Meet with the client to define the concept in generic terms.
- Undertake a thorough analysis
of requirements to ensure the client's needs are comprehensively understood
and summarised in a professionally prepared Design Brief.
- Oversee the preparation of design sketches to satisfy the Design
Brief.
- Discuss the sketches and proposed inclusions, to the client's satisfaction,
ready for documentation.
- Coordinate consultants (engineering, surveying, soil testing, sustainability,
etc)
as required for the project.
- Prepare a construction budget and detailed project schedule.
Step Two: Approvals and Tendering
- Oversee the preparation of architectural drawings and schedules, including
basic finishes and materials, full dimensions and notes.
- Prepare a detailed specification for both council submission and
tendering.
- Coordinate specialist services with consultants required on the
project.
- 'Carry' the plans though the local approval process.
- Oversee the preparation of documentation suitable for construction,
including details of bathrooms, kitchen, laundry, electrical
and lighting layouts, and landscaping.
- Call for competitive tenders from appropriately qualified and experienced builders, field queries
during the tender process, and receive tenders.
- Report on the tenders received and advise on the choice of a builder.
- Assist in the negotiation of a Building Contract on behalf of the client.
Step Three: Contract Administration
- Throughout the duration of the construction, undertake regular site visits and formal
meetings with the builder and designer, acting as the client’s agent
in administering the contract to ensure strict adherence to the Contract.
- Maintain a comprehensive web site showing progress of construction.
- Administer builder's progress claims for work completed to
ensure that payment by the client is made only for work that is complete.
- Issue and process site instructions, variations, extension-of-time
claims, and all other paperwork associated with the Contract.
- Call for Practical Completion at the end of the project and administer
the 6-month defects liability period.
