go2wo Project Services offers business clients a wide range of services
aimed at making the whole commercial/industrial building process as painless and as risk free as
possible. Our systems approach ensures that nothing gets overlooked from the
moment we meet you to the day the builder hands over the keys to your new
premises.
THE STEPS WE TAKE
The services we can provide our clients are separated into the three main
steps taken to achieve a final outcome. Clients may choose to use all or just
some
of these services (although obviously there are advantages in including all
of our services into the one package).
Step One: Requirements and Design
- Develop a design brief based on our discussions with you, a
systematic investigation of the site, and a thorough analysis
of your requirements, statutory requirements and good building design.
- Oversee the preparation of design sketches to satisfy the brief.
- Discuss the sketches and proposed inclusions, to your satisfaction,
ready for documentation.
- Coordinate consultants (engineering, surveying, soil testing, sustainability,
building codes, etc)
as required for the project.
- Prepare a construction budget and schedule for the project.
Step Two: Council Applications and Tendering
- Oversee the preparation of architectural drawings and schedules, including
basic finishes and materials, full dimensions and notes.
- Prepare a detailed specification both for submission to council
and
for tendering.
- Coordinate specialist services with consultants required on the
project.
- Apply to council for Development Approval.
- Oversee the preparation of documentation suitable for construction,
including scaled details of bathrooms, kitchen, laundry, electrical
and lighting layouts, and a landscape plan.
- Call for competitive tenders from selected builders, field queries
during the tender process, and receive tenders.
- Report to the client on the tenders received and advise on the choice of a builder.
- Negotiate a Building Contract on behalf of the client.
Step Three: Contract Administration
- Undertake regular site visits and meetings with the builder and designer
for the duration of the construction period, acting as the client’s agent
in administering the contract to ensure adherence to the contract documents.
- Maintain a comprehensive web site showing progress of the construction
of your building.
- Administer progress claims to the builder for work completed to
ensure that payment by the client is made only for work that is complete.
- Process site instructions, variations and adjustments,
progress claims, and all other paperwork associated with the contract.
- Call for Practical Completion at the end of the project and administer
the six-month Defects Liability Period.
